Cheap Houses in Montana and Where to Find Them

We've heard a lot about the skyrocketing prices of homes in Montana over the past three years. But it's still possible to put a roof over your head for $50,000 or less in Montana. You just don't have a lot of choices to pick from.

While median home prices in places like Missoula, Kalispell, and Bozeman continue to soar, finding an "affordable" home doesn't necessarily mean you're stuck with small-town locations either. A check of Realtor.com and Zillow.com this week shows options in Great Falls, Billings, Helena, Butte, and the Bitterroot.

However, setting your price target under $50,000, and as low as $1500 only yields 12 listings. All but one are mobile or manufactured homes. And that one frame house, while historic, needs some hard work before you can move in.

In the bargain basement, is this mobile that was brand new when Neil Armstrong walked the moon. Affordable if you can scare up $10,000. But you have to move it from its current space in Billings.

The price of this 1972 single-wide in Frenchtown has dropped from $29,000 to $15,900 this week.

If you've got a "thing" for wood paneling, this 1970 single-wide with an addition in Great Falls might be just what you're looking for at $22,000.

If you want something newer, you could move up to this 2012 manufactured home outside Helena. Just $25,000. A great opportunity if you want to roll up your sleeves as the listing says it "must be gutted and moved."

Now we're above $30,000

Another project, and the only stick built on our "cheap" list, and the oldest, is this location, known as a piece of Havre history called "The Stone House." Sure, it's got a roof for $39,000 if you can repair some fire damage yourself.

Looking for a spot in the Bitterroot? This 14x67 manufactured home is not quite 40 years old, and for $44,700 you'll get nearly 1000' of living space. It's in better shape than most, but like the majority on our list, you'll have to move it. And that gets you into the cost of the land spin cycle.

The next two show what can be done with some remodeling though, as we get close to spending 50 Gs. The pair, in Helena and Ballentine, shows there's still some life left with TLC.

Yes! A garage!

And finally, at the top of our price range, and the oldest mobile on the list celebrating 60 years of shelter from Butte weather, 50 grand will also get you a (tiny) garage. With the money, you save you might even fit in a Tesla in there.
